This is no gentlemens' agreement it is a "pret a usage" a legal contract which means that neither party gets any monetary profit out of it, simply each of us are doing the other a favour, he is keeping my land in fine fettle and we are letting him keep his horse on it.
I was more annoyed at you thinking that I hadn't even considered how the horse was going to be fed, watered and sheltered.
And no, he won't be able to mess me around. The closest he could come to that would be to put his horse on the land and then give me notice of leaving. which would make no sense at all.
Or, put it on the land and refuse to leave after i have given him notice, in which case he would be in breach of contract and I could legally get a bailiff to throw him off.
These contracts are very common, nothing dodgy about them at all.
The law CAN be difficult if you go in with your eyes closed and let a farmer actually start farming your land. But that is a completely different thing.
