I can understanding yer feelings on gazzumping. If the buyer int spent any money then they won't have lost oat, if it's early days. Estate agents leave houses advertised as 'sold subject to sale', just in case the buyer pulls oat. Tis commendable to stick to yer morals on not taking higher offers but if you let other peeps view it then if the buyer drops oat, you have quicker possible alternatives. At the initial stage of selling there will be a number of offers usually. It's not uncommon to for someone to out bid you in the early days. It's how it goes sadly. Some will be looking at other houses anorl so may not put in an offer as quick as others after they have viewed. The estate agents will be all over them to find out their thoughts as soon as possible.

They were talking about house sales earlier this year on r4. Typical time is 12 weeks but in the last 18 months it has risen to 20 as a more realistic time frame. Telling the estate agent yer keen for a quick sale may lower the price peeps offer. There's no way to lock them into a time frame. When you realise they're taking longer than yer want, most of the time frame will have passed so there's little benefit to cancelling yerself. A good way to know how far forward the buyer is, is to ask the estate agent when the buyer will be having a survey done. Assuming they get a survey that is.
 
What's the difference between wix 'pine timber board' and homebase 'spruice board'? Is they both the same fing?
Eye want to put up some long shelfs. Had pine from homebase many years ago and lasted well. Could use them again but eye want the shelfs to be about 6 foot long int one piece. Me old ones were two sections of 3 foot.

I have pulled out of the one we wanted because the clock has reset. We were only chosen out of all the offers as we were a cash buyer with our property sold. We have had lots of interest and lots of low ball offers. No the estate agent does not know our time frame nor would I tell him. He has until the end of this month to get the process going or we will shut it down and alter this house and stay here. It is not what I want but lifes too short to mess about!
