does that look heavily corroded ..? its a 2005 with 90,000 miles on the clock.

That sounds like a lot of money to me. However, I do live close to the Scottish border, have a lot of Scottish ancestry and think money is important.
Seriously though, wouldn't it be great if garages power washed the underside down. so you could see what's going on, and said they'd waxoil it for nothing for whoever buys it! Unless you know what you are looking for and the key areas to test, I'd be very wary.

At 13 years old you have to expect some rust.
90k miles is barely run-in.
£12,000 is on the high side, but not excessively so.

Aye, but one has to make allowances for the location of the OP, and assume that the vehicle in question is in the same area.
Rumour has it that the climate is a little easier on vehicles down there...which is probably why they haven't introduced a rust-tax yet!
Looks to me like somebody has done a quick black refresh to make it look good (maybe some coverup) can’t workout were the first pic is from but sure don’t look too loved. (Is that a grease nipple?)
The price, I have no idea, but go look again and be prepared to lay on your back to take a good look.
The mechanical bits bolted to the chassis are replaceable parts. Take a small ball pein (peen, pain, whatever) or a small ish socket and tap your way down the chassis it should sound clean, (difficult to describe) but you will hear the difference. Don’t show the seller he may not like it (or maybe you should and he wil know you mean business)
A chassis replacement is a big job, bits and pieces while you are running are not so painful.

12 grand is steep in my opinion to have any sort of corrosion like that, although the rear a frame looks worse than it probably is in reality as its a thwacking great lump of steel. Id look around, there are loads and loads for sale, if you have any serious doubts, move onto the next one! I didn't, and had to re-chassis in the first 6 months of ownership!!
