looking to buy defender 110 advice please

Currently looking at picking up a defender 110 utility for a project car/overland rig any advice welcome this is one that I have been to look at that seems in order wondering what everyone's thoughts are

It's difficult for any of us to say, that's good (or bad) without looking at it in reality.
The pictures show a reasonably good condition 110.
The MOT history doesn't shout of many horror stories.
It's 12 years old.
It's done 70K miles.
It's a Ford Transit engine.
It looks like its been resprayed.
Its got a different wheel arch on the nearside rear.
It looks like the chassis has been treated (on the outside)
It has non original wheels (or a non original spare).
If you are willing to pay £17.7K for it, fill your boots.
