The chap said to me, even though we have double glazing and a new boiler/radiators, we could not get better that 75 - grade C. This is because they have set the costs to age of house and not reality. My bills are far lower than the report suggests. Therefore it is misrepresentation, ergo, a way of making you pay for something that is in reality worthless. Most houses have modern heating and insulation but there is some that dun't. Same for windows. Some houses lose heat too quickly because they haven't got these and not all buyers would spot them. Like single glazing which would cost many 1000's of sovs to replace. Or many hundreds more per year to heat. A costly dilemma for the owner.

I intend to provide the prospective purchaser with several years worth of annual energy statements that say how many kWh of Gas & Electricity are used to stay comfy in "Clarke Towers". That is MORE valuable and informative than any pseudo-survey/assessment that really means naff-all.The house efficiency check fing... Blow tests... They do thems on new houses to make sure they is built right. Same wiv water pressure tests ont pipes.

Here is a real world example, when there were 4 of us living here last year, the combined bill per month was £96. My parents bungalow has a better energy rating but because they are remote and use bottled gas, they spend £186 a month on combined!Tis a good idea to do.
